Pelican Perch is a 3BD/2.5BA beautifully decorated townhome, just steps away from paradise and is the perfect place to book your next beach vacation. Come fall in love with the Forgotten Coast’s sugary white sand beaches, world-class fishing, and laid-back atmosphere in quaint Mexico Beach. It is time to rediscover this small, family-friendly community, nestled between St. Joe Beach and Panama City Beach offering breathtaking sunrises, sunsets, and long, relaxing days on the pristine, uncrowded beaches.
This home features an open concept living area, a modern kitchen, two master suites, and a back terrace with an outdoor table and gas grill.

Area Information: Mexico Beach marina and stores are less than a 2-minute walk. Less than 5 minutes away, you can start your day enjoying a specialty coffee and delicious breakfast at Caribbean Coffee, enjoy lunch at Mango Marleys, do some shopping in the unique, locally-owned shops, and take some time to pamper yourself at the White Sands Salon & Boutique. Round out the day eating at Killer Seafood for some Gulf fresh seafood along with their famous Killer Simmerin’ Sauce. Panama City is approximately 20 miles from this location.
Visit nearby Port St. Joe for shopping, restaurants, grocery stores, and entertainment. Downtown offers cute shops and restaurants along Reid Avenue. Don't forget to check out the historical Lighthouse and Sea Turtle Museum. We love our sea turtles!
Parking: 2 vehicles
Pet Friendly: This property is not pet-friendly and is an animal free zone due to severe allergies. If you bring a pet to this home, an automatic charge of $500 will be imposed and/or you will be asked to vacate the home immediately.
Linens/Supplies: All bed and bath linens are supplied as well as all cookware/dinnerware/glassware in the kitchen. We also provide an initial supply of paper towels, toilet paper, garbage bags, dish soap, bath soap, laundry detergent, fabric softener, and dishwasher detergent.
Beach Gear: Some of our properties have beach gear onsite (chairs, umbrellas, toys, etc.); however, there is no guarantee as these items come and go throughout the year.
Age Requirement: Minimum age limit to rent this home is 25 years old.
Security cameras: N/A
Credit card fee: All payments processed are subject to a 3.25% credit card processing fee.
Rental Agreement: A signed Rental Agreement is required upon booking.
Monthly Rental: SNOWBIRDS WELCOME! Monthly rental rates are available during the winter season. Please send a message to the property manager if you are interested.
Cancellation Policy: We strongly encourage our guests to purchase the optional travel insurance to protect your vacation investment. All reservations include an administrative fee of $35 (plus taxes) upon booking which is non-refundable in the event of a reservation cancellation. Credit cards processing fees will be charged upon cancellation which is equal to 3.25% of all payments made.
Reservations canceled at least 60 days before check-in date will receive a 100% refund, minus cancellation fees. Reservations canceled between 30 to 60 days before check-in date will receive a 50% refund, minus cancellation fees. Reservations canceled less than 30 days before check-in date will result in forfeiture of the full advance rental payments and any other payments.
Area construction disclaimer: Our beautiful area has been under reconstruction since Hurricane Michael in 2018. We have come a long way since then, but there is still a considerable amount of new construction going on in the area. While we strive to give you an accurate representation in our photos, we cannot guarantee that new construction near your rental hasn’t begun since our photos were taken.

The place was perfect! Very clean, up dated and efficient. Short walk to the powder sand beaches. All the quiet little part of Florida!! Absolutely perfect. We definitely will be back.

We all enjoyed our stay. The condo was nicely decorated with high quality sheets and good beds. The beach was not too crowded and the walk was easy. We usually stay along 30-A but the private beach signs and the crowds have driven us farther east. Mexico beach was a big hit. One thing I would recommend about the condo is it could use a few more kitchen utensils. I bought a cheese grater and left it there. It could use a working cork screw. Thanks you so much for offering your home.

GREAT location—The location of this condo sets it apart for sure! Beach is a very close/short walk and Mexico Beach is beautiful! Condo was laid out well for our group of 2 families with teenage boys. Beds were comfortable and nice size. beach wagon, umbrellas, and a couple of chairs provided (although we had our own chairs) Check in was easy Communication was great when we had some internet/wifi issues

Loved the location. Very laid back and chill. Lights in laundry room not working. No instructions with TV. We are seniors, a little instruction sheet would be helpful since it's not cable TV. Really enjoyed our stay here.

The house is exactly as shown in the pictures. The beach is a short walk away. The provided wagon made the walk easy. The provided umbrella helped protect the baby from the sun. The beach was not crowded (our goal since COVID is still a thing). Overall Wonderful Vacation!

I had seen Mexico Beach on the map before, but usually ended up staying in a more populated location. The check-in was a breeze! No driving around for hours trying to find some hole in a wall place to pick up a key and directions. We parked, put in the door code, and unpacked. The walk to the beach was a breeze, no roads to cross. The location is a bit secluded so lots of privacy. No worry about crowds with tents as soon as you wake up. The cart included with the condo was a major help hauling stuff down to the beach. The condo was very clean, loved the decorations! The outdoor patio was nice, ended up using the grill once. There's a store across the street with lots of fishing gear and food/drinks. Beside that is a gift shop that steams various seafood items. Looking forward to staying here again, 5/5!

Immaculately clean home. Dreamy back patio. Comfy beds. Ideal location to the beach. Sunsets you will never forget!! I’d definitely stay here again. Thank you for being so accommodating and responsive. (My only thumbs down is the 9am check-out time doesn’t see quite fair.) I will definitely recommend your beautiful place to friends and family!!

The perfect place to stay with a small family or group of friends. The place was very clean, had plenty of space and had most of what we needed (cleaning, cooking supplies and toiletries) The beach was just steps away.
