BRAND NEW 3BD/2BA HOME LOCATED IN MEXICO BEACH JUST A SHORT DISTANCE FROM SUGARY WHITE SAND AND THE GULF OF MEXICO! Enjoy endless sunsets on the private screened-in front porch. This beautiful, custom built home is located at the end of a private, dead end street and welcomes your furry friends (up to 2 dogs, pet fee applies)!
Come fall in love with the Forgotten Coast's sugary white sand beaches, world-class fishing, and the laid-back atmosphere in quaint Mexico Beach. This small, family-friendly community, nestled between St. Joe Beach and Panama City Beach, offers gorgeous sunrises and sunsets filled with long, relaxing days on its beautiful, uncrowded beach.
As you enter “Watershed Cottage” you’ll be greeted with a light and airy living/dining kitchen area with lots of custom touches. This open concept kitchen/dining/living area has beautiful luxury vinyl plank flooring, new furniture, and a 55-inch smart tv. The luxury kitchen features Quartz countertops, new stainless steel appliances, an oven with a built-in air fryer, and a breakfast bar (seats 4) and overlooks the dining area with seating for 6. The private master suite features a king bed, 42” smart tv, and a barn door leading to the master bathroom. The luxury bathroom has a custom tile shower with seamless glass doors. Both guest bedrooms feature a queen bed, and a 32” smart tv. The guest bathroom spotlights a custom-tile shower with seamless glass doors.
Other features include a laundry room w/full-sized washer and dryer, back deck, outdoor shower, beach buggy, beach towels, pack-n-play, games, Ninja blender, regular drip coffee maker (cone shaped filters). (Beach chairs, gear etc. are not guaranteed as items come and go throughout the year.)
Mexico Beach includes stores and restaurants that are less than a 10-minute walk. Start your day enjoying a specialty coffee and delicious breakfast at Caribbean Coffee, enjoy lunch at the ever-popular Crazy Beach Pizza or Mango Marleys, do some shopping in the unique, locally-owned shops, and take some time to pamper yourself at the White Sands Salon & Boutique. In nearby Port St. Joe, venture out to enjoy shopping, galleries, entertainment, and restaurants. Less than five minutes away is St Joe Beach where pets and bonfires are welcome! For the fishing enthusiast, book your family on a fishing charter day trip out on the water to catch your dinner.
This home is pet-friendly, and allows up to 2 dogs. If you choose to bring a pet, a charge of $140 will be added to your reservation after you book.
*All payments processed are subject to a 3.25% credit card processing fee.*
This home comes with everything you need! All bed and bath linens are supplied as well as all cookware/dinnerware/glassware in the kitchen. We also provide an initial supply of paper towels, toilet paper, garbage bags, dish soap, bath soap, laundry detergent, fabric softener, and dishwasher detergent.
Minimum age limit to rent this home is 25 years old.
A signed Rental Agreement is required upon booking.
Monthly rental rates available for the winter season. Please send a message to property manager if you are interested.
CANCELLATION POLICY: We strongly encourage our guests to purchase the optional travel insurance to protect your vacation investment. All reservations include an administrative fee of $35 (plus taxes) upon booking which is non-refundable in the event of a reservation cancellation. Credit cards processing fees will be charged upon cancellation which is equal to 3.25% of all payments made.
Reservations canceled at least 60 days before check-in date will receive a 100% refund, minus cancellation fees. Reservations canceled between 30 to 60 days before check-in date will receive a 50% refund, minus cancellation fees. Reservations canceled less than 30 days before check-in date will result in forfeiture of the full advance rental payments and any other payments.
Our beautiful area has been under reconstruction since Hurricane Michael in 2018. We have come a long way since then, but there is still a considerable amount of new construction going on in the area. While we strive to give you an accurate representation in our photos, we cannot guarantee that new construction near your rental hasn’t begun since our photos were taken.

We loved our stay at Mexico Beach except it was cut short by Hurricane Helene. The cottage was lovely and beautifully decorated and had everything we needed. Only two complaints/comments: The master bedroom mattress was lumpy and very uncomfortable. It probably needs replacing. Also, the barn doors into the master bedroom bath don't give a person enough privacy. The doors do not close completely. Not a big deal, but the faucets in the master bath (on left side) are reversed. The HOT water is COLD and vice versa.

The Watershed Cottage not only met but exceeded my expectations. I appreciate the attention to detail in the every aspect of the cottage. I especially loved the cleanliness. I typically do not rent from pet friendly rentals due to allergies but with the cleanliness of this rental you would never know pets were allowed. The kitchen had everything we needed for the week and I loved the spaciousness. The bathrooms were perfection and I appreciated the storage within the closets. I also especially loved having the chairs and wagon for our trips to the beach. Having extra amenities and details such as these really make a difference in a rental. I look forward to renting this cottage again.

We loved Watershed! We had a wonderful, very relaxing, and comfortable week. The cleaning service should absolutely be commended. Everything was spotless, not a single clue that anyone else ever stayed there, and I’m pretty picky. Beautifully and simply decorated, great bathrooms and comfortable beds. Well supplied kitchen. A couple recommendations-shades on the screened in porch (it’s hot in the afternoon when coming home from the beach) and additional kitchen towels. We were using a lot of paper towels because there was only one washable towel. We loved this house overall. Loved that it was at the end of a quiet street. However, the next street over is quite busy and so you’ll hear a lot of trucks going by when sitting on the porch. 14th St seems to be missing a ‘No Outlet’ sign so we saw a lot of cars come down our street and then turn around in front of our house when they realize they can’t cut through. We would definitely stay here again. I’m picky and this was a fantastic, cozy little cottage with a quick walk to the beach.

This was a great place for my family to stay for the week. The house was close enough to the beach (with public beach access)to walk in 5 minutes and near many restaurants. Our visit to Mexico Beach was a good one, in part because the house was clean, and had everything needed for us.

We enjoyed Amy’s place very much. It was super quiet on a dead end street and very relaxing. The home was super clean, had extra comfy beds, an amazing shower and beautiful furnishings throughout (we loved the screened in front porch and the string lights out there were an extra special touch) I would definitely stay here again.

My wife and I really enjoyed this property. The house was ultra-clean, almost like new. The living area and kitchen were spacious and with three bedrooms, the place could handle six people easily. A lot of really nice touches from the bathroom/showers to motion lights on the steps. Short walk to the beach (3 blocks), however, Mexico Beach does not allow dogs on the beach but it was an easy drive (~1.5 miles) to St Joe Beach where dogs are allowed on the beach. Please be aware there are still hurricane damaged homes around Mexico Beach so there are some overgrown homes nearby and a lot of construction going on but for us it was not a problem at all. We highly recommend this place and plan to stay here again on our next trip to MB.

We want to let you know how wonderful this house is and how super satisfied we are with all it has to offer. You did an amazing job, or someone did with every little detail. It is a beautiful home and is so comfortable. We have rented many vacation homes in numerous areas over the years and this is by far one of the nicest homes we have stayed at. The location is so great, close to the beach and still so quiet. We only arrived on Sunday and are still exploring the area and have found many areas for walking, hiking and biking. Tomorrow we will check out the golf course. The beach is by far one of the most beautiful, with the soft white sand and no crowds!

This house is perfect for just two people or four. The layout is perfect. Nice big kitchen area, nice back porch area for cooking out and a nice big screened in front porch for relaxing. The guest rooms are spacious. The master bedroom is large as is the master bathroom. The house is on a dead-end street so no worries about traffic noise. Easy walk to the beach ! My wife and I are in our mid 50’s and were tired of all the noise and crowds with other beaches. If you are looking for peace and quiet, then Watershed Cottage is for you.
